Rossendale Borough Council have updated our Alterations and Extensions to Residential Properties Supplementary Planning document (SPD), following Cabinet approval this month.
This guidance is designed to help anyone thinking about extending or altering their home, as well as architects and plan-drawers. It sets out the general principles and guidelines the Council uses when assessing planning applications for domestic extensions and alterations, and it also highlights good practice for works that may not need planning permission.
The guidance explains how proposals will be considered against Local Plan policies, including:
- Policy HS9: House Extensions - covering scale, design, materials, impact on neighbours, highway safety and extensions in the Green Belt and countryside.
- Strategic Policy ENV1: High Quality Development in the Borough - covering siting, layout, design, landscaping, impact on neighbours, climate change, biodiversity and flood risk.
The guidance also encourages early discussion of proposals through the Council’s pre‑application service and advises applicants to speak to their neighbours before submitting a planning application.
